WHAT IS A HOUSE BUILDER / DEVELOPER?

House builders and developers are both involved in creating residential homes and appear quite similar but are two distinct roles.

Developers take raw land and do all the necessary works needed before an actual home can be built. They create and prepare allotments, obtain all the necessary permits, put in sewers, set up water and electrical lines, as well as create streets and curbs.

Once an allotment is prepared by a developer, a house builder is responsible for physically building the home. They use an architect to design the house, but it is their responsibility to see that it is built according to plan. They organise the tradesmen, order building supplies, manage a construction crew and ensure everything meets regulations.
